We are currently partnering with one of the largest property developer in Indonesia who is looking for a competent Asset Management Manager to help them in this time ow growth.
Job Description
Budgeting
- Responsible for the budget of assets and ensure the realization of the budget within the scope of asset management is carried out in accordance with a predetermined plan.
System and Policy Development
- Ensuring the availability and suitability of systems, policies, procedures and forms used within the scope of asset management so that they are in accordance with the company's strategy and applicable rules.
- Running and ensuring an effective monitoring and evaluation system related to compliance with policies, SOPs, according to the company's needs to support business continuity.
- Ensuring the effectiveness of the process of preparing and implementing policies, SOPs and other procedures within the company.
- Ensuring the availability of program plans and implementation.
- Ensuring a smooth implementation and supervision of the quality management system so that it runs according to the applicable requirements and regulations.
- Distributing company policies related to Company Assets with the aim that they can be carried out properly (Compliance Test and Test of Control).
Incoming check
- Recording the movement of assets which include incoming assets, asset locations, transfers, ownership and disposal of assets).
Asset Management and Monitoring
- Ensure the storage location and location of asset usage.
- Coordinate with related parties and/or divisions to carry out stock taking in accordance with a predetermined schedule for the assets owned by the company with the aim of monitoring the available stock assets.
- Make asset condition reports.
- Schedule maintenance and/or repair of assets, both periodic and incidental.
- Ensuring that the transfer of assets is carried out in accordance with the established policies.
Disposal
- Supervise the allocation, transfer and disposal of company assets on a regular basis.
- Prepare Asset Movement Reports, related to transfers/sales/loss of company assets and ensure that asset movement documents are completed by the relevant parties responsible for these assets.
Reporting
- Ensuring the availability of data, reports and supporting databases that are needed accurately and in accordance with applicable regulations and the development and performance of the Asset Management Department.
- Manage the process of recording, collecting and reporting documents, databases or information.
Relationship Management
- Establish good relations with related parties such as vendors, suppliers, management, government and other relevant agencies to support smooth work coordination.
Competency Development
- Ensuring the availability of subordinate competency development as needed.
Risk Management
- Identify risks within the scope of asset management.
- Develop sustainable plans to minimize risk in the asset management function.
The Successful Applicant
- Bachelor's degree in Real Estate, Architecture, or a related field (Master's degree preferred).
- Fluent in Bahasa Indonesia and English (written and oral).
- Proven experience in asset management or property management, preferably with office buildings.
- Strong financial analysis skills and ability to interpret and leverage financial data to drive decision-making.
- Knowledge of leasing principles, lease negotiation, and lease administration.
- Familiarity with property operations, maintenance, and capital expenditure planning.
- Excellent communication and interpersonal skills to effectively interact with tenants, vendors, and internal stakeholders.
- Strong organizational and problem-solving abilities with attention to detail.
- Understanding of local real estate laws, regulations, and market dynamics.
